Where this forecast comes from

A rough projection based on billing patterns from projects on Buildplus, adjusted to your budget and timeline.

Deposits and credits use simple planning assumptions. Your contract, schedule, and actual progress will determine billing.

Assumptions

Budget includes your fee. One deposit, capped at $150,000, then one invoice per month. Assumes payment in the month billed. Excludes expenses, late payments, retainage, tax, and budget changes.

Plan client billing before work starts. Updated October 2026. Results are estimates, not financial, legal, lending, or tax advice. See all free contractor tools.

How much does it cost to build a house?

In NAHB’s 2024 survey, sampled homes averaged $428,215 in construction costs and $665,298 in total sales price. The sales price also included the lot, financing, overhead, and builder profit. These are survey averages, not a local quote. Read the NAHB cost study.

Your house building cost depends on location, size, site conditions, and finishes. Start with a builder’s estimate, then enter the client budget above to see a monthly construction payment schedule. The $1.5 million new-home example is a custom-home scenario, not a national average.

How does a construction payment schedule work?

A deposit funds the start of the job. Monthly invoices bill work as it progresses. Deposit credits reduce later amounts due, so the client pays the budget once. This construction cash flow calculator holds credits until after halfway and weights them toward the last three invoices.

For lender draws and interest, use the construction loan calculator. To prepare a client bill, use the construction invoice template.

How much does a home renovation cost?

Renovation costs depend on the scope and condition of the existing home. Use a project estimate that includes labor, materials, and the builder’s fee. The $500,000 renovation example is editable. Change the budget and duration to model your own monthly payments.
